Real estate: rental of furnished tourist accommodation now limited to 90 days in Paris

Paris City Hall announced on its website on December 19: from now on, renting out your principal residence as a furnished tourist accommodation will be limited to 90 days per year, from January 1, 2025.

New regulations have just been introduced, limiting the rental of one's principal residence to 90 days per year, compared to 120 days previously. This decision will regulate the rental of furnished tourist accommodation in Paris, "limiting excesses while remaining in the spirit of a collaborative economy", according to Paris City Hall.

Until now, Paris has had the highest rental ceiling in Europe, allowing many Parisian property owners to rent out their main residences as furnished tourist accommodation: this concerned more than 95,000 declared furnished accommodations, including 78,000 main residences transformed into "temporary mini-hotels", again according to Paris City Hall. Incidentally, Paris is not the first city to take such steps: since the law of November 19, 2024, many tourist communes have also been able to tighten the rules on tourist rentals. In Paris, the maximum rental period will be reduced from 4 months (120 days) to 3 months (90 days) as of January 1, 2025, in order to prevent fraud in the furnished tourist accommodation sector.
